The Project Manager I provides overall management direction on middle to large sized concrete construction projects throughout the District of Columbia, Maryland, and Virginia.  

Roles and Responsibilities

The Project Manager I will possess competency in the following areas in order to perform his/her role in a safe, productive, and effective manner.   • Assist in the estimating and purchasing efforts of various bid packages and baseline construction schedules.
  • Contribute to subcontract administration activities including but not limited to defining the scope of work, answering inquiries, monitoring progress, and tracking and processing back charges.
  • Responsible for facilitating the job transition with the operations team, the company’s in-house departments, vendors, subcontractors, and clients.
  • Collaborate with the project team to develop project schedules utilizing Primavera P6 software, monthly financial reports and production budgets, and crane and site layouts, and ensure that roles and responsibilities are communicated with the project team.
  • Work in hand with superintendents to help determine most suitable formwork and electrical systems for the project and procure all equipment/materials necessary to execute the project.
  • Responsible for developing a schedule of values to optimize project cash flow, preparing monthly customer billings, and following up with the client to ensure collection of revenue.
  • Prepare monthly financial reports to include monitoring and tracking of costs and with Schedule of Values.
  • Act as a liaison with owner, client, consultant, building inspector, and other public personnel.
  • Responsible for analyzing impacts of contract change orders, disputes, and claims, while preparing and submitting these to the client in a timely manner.
  • Assist with the preparation and maintenance of the project schedule and costing system.
  • Monitor job cost to date through to completion.
  • Monitor and assist in the implementation of the quality control, safety, electrical systems, and environmental programs.
  • Ensure compliance with company policies, local labor laws, and labor agreements where applicable.
  • Initiate coordination with Scheduling Department when appropriate.
  • Manage the project closeout process (documentation, deficiencies, warranties, maintenance, and final payments).

Requirements

  • Bachelor’s degree in Civil Engineering, Architectural Engineering, Electrical Engineering, or Construction Management
  • Two (2) years of construction experience in coordinating structural and vertical concrete work for electrical systems with Primavera P6, Bluebeam, PlanSwift, Textura, AutoCAD and Timberline software
